Guest Policy

QUIET HOURS

Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.

OCCUPANTS

If it is determined that you have brought more guests than originally indicated, a $200 fine will be incurred and will be charged to the card on file for the reservation. 

BOOKING FEES

The Guest shall pay the Host the amount as detailed during the booking process.

UTILITIES

The Host shall be responsible for all utilities and services to the Premises EXCEPT for the following: None.

TRAVEL INSURANCE

Rental Guardian Insurance provides travel insurance that protects your vacation investment. Click here to purchase travel insurance from our affiliated provider.

CANCELLATION|MOVE POLICIES

For your protection and ours, ALL cancellations must be made in writing via email by responding to this confirmation.

30-DAY CANCELLATION POLICY

ANY request to cancel or move your reservation must be submitted 30 days or more in advance of your arrival date, At 30 days and within you are fully responsible for the ENTIRE amount of the reservation. Cancellation requests submitted 30 days or more in advance of your arrival will only incur a $35.00 cancellation fee per suite/property and the deposit will be refunded to the same credit card we initially charged.

RATES

Applicable taxes will be added to the rates quoted. Additional persons beyond the maximum capacity will be charged $35 per person per night. 

All properties generally require a four-night minimum stay. Rates are subject to change without notice.

DAMAGES

Any loss or damage to the property will be billed to your credit card by Vacation Ventures.

Guests are financially responsible for any damages done to the Vacation Rental Unit or any of the property's contents. Any excess cleaning will be billed to your credit card at an hourly rate of $25.00. 

GROUP POLICIES

Charleston City ordinance strictly prohibits weddings and parties within the residential neighborhoods. Any violation of observance of city rules can result in a fine.

Group party size must be confirmed 10 days prior to arrival.

$200 FINES WILL APPLY FOR THE FOLLOWING:

1. UNDISCLOSED GUESTS

Some of our property rates are based on double occupancy meaning the rates shown are what we charge for either one or two people. After the first two guests, we charge an additional $35.00 per person per night. We understand that plans do change, so please be SURE to let us know immediately if your party size has changed from what you originally indicated. If it is determined that you have brought more guests than originally indicated, a $200 fine will be incurred and will be charged to the card on file for the reservation.

2. UNDISCLOSED PETS

If the Guest is found to have pets on the Premises where pets are NOT allowed, a $200.00 fine will be charged to the card on file for the reservation if you bring an undisclosed pet(s).

3. FINE FOR SMOKING OR VAPING

Smoking or Vaping is NOT allowed inside any property as all of our properties are non-smoking. Smoking OR Vaping inside ANY Vacation Ventures property will result in a $200 fine, which will be billed to the credit card on file for the reservation.

4. CANDLES NOT ALLOWED

Please note: For your safety and the safety of all our guests, absolutely no candles are permitted to be used at any of our properties. Damages to our rooms or violation of any of our policies, including those shown above, will result in a minimum $200.00 fine.

5. BEDWETTING AND LINEN DAMAGE FEE

If you bring children, or anyone, who wets the bed there will be a $50.00 fee per bed that has been wet. Also if sheets are ruined by spilling wine, coffee, blood, etc. on them a $50.00 fee will be charged to cover a portion of the cost of replacing each set of sheets ruined. Accidents do happen; we simply ask you to reimburse the owner for your accidents that cause out-of-pocket expenses.

SUBLETTING

The guest does not have the right to sublet the Premises.

Vacation Ventures is not responsible for items left behind. Please be cautious when packing to check out. 

INSPECTION

The Host has the right to inspect the Premises with prior notice in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement.

MAINTENANCE AND REPAIRS

The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready-to-rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct the costs of said services from any Security Deposit prior to a refund if the Guest causes damage to the Premises or its furnishings.

TRASH

The Guests shall dispose of all waste material generated during the Lease Term under the strict instruction and direction of the Host.

QUIET ENJOYMENT

The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.

HOST’S LIABILITY

The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury, or loss. The Guest expressly recognizes that any insurance for property damage or loss that the Host may maintain on the property does not cover the personal property of the Guest and that the Guest should purchase their own insurance for their guests if such coverage is desired.

ATTORNEY’S FEES

The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement.

USE OF PREMISES

The Guest shall use the Premises for residential use only. The Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.

ILLEGAL ACTIVITY

The Guest shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person, or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.

POSSESSIONS

Any personal items or possessions that are left on the Premises are not the responsibility of the Host. The Host shall make every reasonable effort to return the item to the Guest. If claims are not made within the State’s required time period or two (2) weeks, whichever is shorter, the Host shall be able to keep such items to sell or for personal use.

GOVERNING LAW

This Agreement shall be governed and subject to the laws located in the jurisdiction of the Premise’s location.

PAYMENT

We accept most credit and debit cards with an additional 3% service fee to the guest. We accept Zelle and Venmo at no additional fee. If you are making a reservation within 30 days of arrival, your entire balance must be paid in full.

LATE CHECK-OUT

A late check-out fee of $50 for an unauthorized late checkout and $100 for each additional hour will be charged for unauthorized late departures beyond the agreed check-out time.
